The range of selling choices in today's Real Estate industry affords you the homeowner a greater range of options than ever before. But no matter which option you choose, before signing of the listing agreement whether it be with a discount broker/realtor or paying to engage some other real estate service to sell your home, you should have a complete understanding in writing of exactly what services will and will not be provided.
  
There are companies that offer "Limited Services" in exchange for an up front flat fee, or perhaps they offer a menu of pay-as-you-go or "a la carte" options. Some even offer a sliding scale ranging from limited to full service. In these cases, the compensation is based on reduced levels of service with the seller bearing full responsibility for all the other steps and procedures in the selling process. In short, the marketplace truism is that "you get what you pay for".
  
I know that your home is a lifetime investment, and probably one of the most valuable possessions you own. Accordingly, I approach selling your home with sensitivity, concern and a strong background of experience and professional competence. My first goal is to help you set a list price that represents top market value. Therefore, conducting a diligently prepared market analysis of the property and reviewing it in detail with you, reduces the time spent on trial and error and leads to a faster sale, at a better price.
 
 I provide all my clients with only one level of service and that's FULL service. Predictable efforts produce predictable results. I am committed to offer the highest standards of professional service to all my clients. To assure you that your property is marketed to its full potential, to obtain the highest possible market value, the following services will be completed.
  • Prepare accurate Comparable Market Analysis, to area properties.
  • Prepare and explain listing contract in detail .
  • Submit listing contract to MLS Real Estate Board including photos of the interior and exterior .
  • Place "For Sale" sign on property and directional signs in the area if appropriate .
  • Place lock box on property, to ensure accessibility to all Realtors for showings.
  • Notify all agents of new listing via custom designed email announcement.
  • Schedule property for Office/ MLS tour (if appropriate).
  • Conduct agent open house (if appropriate) .
  • Place on web sites including mls.ca, remax.ca,  homeseeker.ca 
  • Custom designed "Just Listed" flyers to surrounding neighborhood (approx 400 flyers).
  • Phone all potential buyers on my active "Buyers in waiting program" with details of listing.
  • Converse & Arrange showings for all buyer agents calling on property.
  • Design custom ad & advertise in appropriate real estate publications.
  • Network with Canada's largest REMAX referral network to find buyers.
  • Review marketing activities with owner.
  • Pre-qualify potential buyers.
  • Design and place "Open House" ad in local paper, as required.
  • Present, discuss, advise and respond to all offers with owner .
  • Negotiate offer/counter offer particulars with buyer agent.
  • Confirm that all contingencies on sales contract are completed.
  • Finalize the closing.
  • Arrange for relocation agent, if required.
  • Arrange for Mortgage assistance if required.
  • Arrange for Property Inspection assistance if required.
This list is by no means an attempt to set forth a complete list of services as these may vary with a wide variety of additional services that are as varied as the nature of each transaction is itself. By the same token, some transactions may not require some of these steps to be equally successful. However, most would agree that given the unexpected expectations that can arise, it's far better to know about a service and make an intelligent decision to skip it, than to not know that it possibly even existed in the first place.
 
Circumstances can and sometimes change for either of us. Some Realtors refuse to allow their clients to cancel their listing agreements and make them wait until it expires! I believe if the cancellation is legitimate and genuine, then both parties should work to a mutual agreement to cancel the agreement.
 
I will provide you with a written performance guarantee that clearly gives either party the option to cancel at any time prior to the writing of an offer on your property if I have not performed as promised.
